Crescent Real Estate, a Denver- and Fort Worth-based commercial real estate developer, has a history of developing premium mass timber office buildings. Our first mass timber project was the Loading Dock in Boulder, Colorado, delivered in 2016. The Loading Dock is Boulder’s first mass timber building and is one of only a few in the nation to fully integrate mass timber into its walls, floors and structure. Our second mass timber development, “Platte Fifteen”, is the first phase of our three-phase mass timber project, “The Campus at Platte Fifteen,” located in the vibrant Lower Highlands neighborhood of Denver, Colorado. Platte Fifteen will be the first mass timber building in Denver and is on schedule to deliver in January 2020. It is a 156,000 square-foot, five-story, iconic, mixed-use mass timber building comprised of office and ground level retail that has been successful in every phase of the construction process. For the second phase of the project, Crescent is seeking funding for the redevelopment of the Riverpoint Building, an existing four-story, 57,000 square-foot brick and timber building constructed in 1909. Crescent plans to renovate the existing Riverpoint Building, and add approximately 150,000 square-feet of new mass timber construction throughout five-stories. The finished product will operate as one cohesive, adaptive reuse building where old meets new, linking Denver’s pioneering past with its carbon-friendly future. The proposed building will be over 200,000 gross square-feet of iconic office and retail/restaurant space in one of the premier “main and main” urban Denver neighborhoods. The third phase of the campus will be an additional mixed-use, mass timber building comprised of office and retail/restaurants to the west of the first two phases on Platte Street. This three-phase project will constitute the first modern all timber district in Denver. Riverpoint is an opportunity to build on the momentum of Platte Fifteen to stimulate and expand mass timber construction in the Denver commercial sector by promoting the aesthetic and sustainability that mass timber construction provides. By establishing an iconic mass timber neighborhood in Denver, we will increase the exposure of the mass timber construction industry to the commercial sector. This added exposure will help expand the market for wood products in Denver, as well as Region 2, contributing to a robust timber products industry which helps to maintain and improve the health of our forest lands.
• Demonstrate that modern mass timber construction can be cost competitive with traditional construction techniques • Expand the market for wood products in the U.S. • Leverage our experience with mass timber and prefabricated construction to cut down on design and construction time • Establish a mass timber neighborhood in Denver that weaves new mass timber construction in with over century old mass timber and brick buildings • Continue to work with groups such as the Urban Land Institute (ULI) and WoodWorks to educate people on and encourage the use of modern wood construction • Create beautiful spaces (from the extensive use of exposed wood) that encourage open floor plan operation, which reduces waste from costly and inefficient tenant improvement renovations
